Our Modern Workplace Project Update – March 2024

The Our Modern Workspace Project was introduced in 2021, and since then, huge changes have taken place – not only where we work, but also in the way we work. Our new Flexible Working Policy allows us to work in a way that benefits employees, and allows us to provide services that meet the requirements of our users.

A Place-based Review was undertaken with our key partners in Dunoon and Rothesay in 2021, and this highlighted a number of opportunities for us to make the changes that would allow us to provide the necessary spatial requirements and infrastructure needed for 21st century service delivery.

Since then, in Rothesay we have:-

  • Completed the new Customer Service Point at Victoria Street
    • This included full refurbishment of the former RBS building to create Customer Service Point, marriage room, office, meeting and collaboration space right in the heart of the high street to make access for customers as easy as possible.

  • Completed the renovation of our Union Street Office
    • This included full refurbishment of an existing building to create the epitome of what OMW is seeking to achieve. Space to house HSCP teams, NHS teams, Education, Finance, Economic Development, Community Planning, Housing Services, Resettlement Team and create a space that can be utilised by Scottish Courts to support their vulnerable witness programme to attend hearings virtually

  • High Street, Rothesay – Moves
    • This included relocation of Building Standards, Property Services and Environmental Services to this building which is in very close proximity to Union St has meant services are located together and releases Eaglesham House for market.

In addition to this, we have also completed on:-

  • Argyll House, Dunoon – redesign complete, staff from Milton House, Hill St, Dolphin Hall all relocated
  • Jamieson St, Islay – redesign complete, staff from Kilarrow House relocated
  • Municipal Building, Oban – redesign complete, staff from Lorn House relocated
  • Willowview, Oban – refurbishment complete, staff from Lorn House and Oban Education Office relocated

Projects on the horizon 

Dunoon

A review of utilization of the remaining buildings has been undertaken and in order to further rationalise buildings, a redesign of the reception in Argyll House to create public facing reception is being explored, with a potential to relocate HSCP and Customer Service Centre staff currently based at Ellis Lodge at Dolphin Hall / Annexe

Helensburgh

Works on the roof in the new building of HLCC are nearing completion. In order to explore potential income generation in underutilised buildings, the intention is to relocate the HSCP staff onto the top floor of the new building to allow the 2 large office spaces they currently occupy, to be leased to external organisations. Further development of this is required

Oban

Discussions are ongoing with a 3rd party to utilise some space within the Municipal Building.

Lochgilphead Place Based Review Implementation Programme:

  • Design development of multi-agency engine room and democratic hub at Kilmory
    • Analysis of the data gathered to date from 3rd tier managers and also from external partners looking to co-locate.
    • Arrange a visioning workshop with ELT to discuss the aspirations of the redesign of Kilmory and provide an update on the data gathered to date.
    • Partner organisations looking to co-locate – further discussions underway to crystallise the proposal
  • Define strategy to improve green infrastructure of Kilmory Estate and enhance building energy performance
  • Develop residential focused masterplan for range of varying needs at former Lochgilphead primary school and Whitegates site
    • Whitegate staff relocating to Kilmory by end of May 2024
    • The closure of Whitegates will allow wider master planning of the former Lochgilphead Primary and Whitegates sites

  • Whitegates

Collaboration / Co-location discussions:

  • Various discussions with partners for potential co-location are underway across the Authority

 

Whilst some of these proposals will mean huge changes for some, it is an exciting time and an opportunity for us to showcase how fantastic, flexible and forward thinking our workspaces can be. We will provide updates on each work stream as it progresses, and maintain contact with teams affected by any changes being made.
